How a home feels at 6am, not just in the press shoot.
Most residential photography is shot between 10am and 2pm, with blinds half-drawn and furniture precisely placed. That’s not when you live in your home. You live in it at 6am with a coffee, at 4pm with school bags on the floor, at 10pm with the lamps on and laundry somewhere. A home has to work across those moments, not just the photogenic one.
How materials behave at year five, not year one.
Polished concrete looks beautiful on handover. It also cracks, stains, and shows every drop. White marble photographs well. It also etches from a single glass of orange juice. We specify materials based on how they age, not how they impress the first visitor. Honed limestone over polished marble. Solid oak over veneer. Belgian linen over synthetic blends.
How storage actually gets used.
Most residential design underestimates storage by about 40%. Families accumulate. We plan storage for how a home evolves across ten years, not for how it looks on the day you move in.

Specified materials are selected for how they perform, age, and feel. Not for their photograph value. This matters more in residential than in any other sector, because you’re the one who has to live with the decisions.
Technically grounded.
Residential projects benefit from architectural thinking. Acoustic separation. Lighting designed for different times of day. Joinery that’s drawn to space, not retrofitted from catalogues. Services coordinated so the laundry pipe doesn’t run above the bedroom.

Southern Suburbs (Constantia, Bishopscourt, Newlands, Claremont): often larger family homes with heritage architectural elements. City Bowl: heritage buildings, strict controls, small footprints. Winelands (Stellenbosch, Franschhoek, Paarl): homes that integrate with landscape. Overberg coast (Hermanus and surrounds): holiday and retirement homes where durability matters as much as aesthetics.
